The roles of Flint Housing and Pinnacle in your home

Flint Housing is a registered provider of affordable, and shared ownership homes in England, offering secure and newly built residences to help residents feel settled. In partnership with our housing management provider, Pinnacle, we focus on delivering high-quality housing services.

Pinnacle is your main contact for daily matters such as rent payments, reporting repairs and addressing any queries you may have.

Your responsibilities and ours

Our responsibilities

Flint Housing plays an active role in keeping your home safe. We look after shared spaces, carry out safety checks, and provide building insurance where it applies.

Building insurance

The freeholder holds building insurance for the structure of our properties and communal areas. We recommend that all tenants arrange their own contents insurance to protect personal items.

Working with managing agents and contractors

Pinnacle is your go-to point of contact for managing agents and contractors needing access to your home or shared areas.

Repairs and maintenance for communal spaces (flats only)

Flint is responsible for maintaining and repairing both internal and external communal spaces.

Your responsibilities

As a shared owner, you're responsible for looking after the inside of your home and many day to day repairs.

Decorating and upkeep

You can paint walls, hang shelves and make safe changes that do not affect the structure. Bigger changes require Pinnacle approval. As a shared owner, you are responsible for internal repairs and maintenance.

Paying rent and service charges

Your rent and service charge help ensure all services are delivered. You can access a transparent rent statement at any point.

Contents insurance

We arrange building insurance on your behalf but not contents insurance. We recommend you insure your home contents to protect your belongings.

Want to buy more shares?

You can buy more shares in your home over time — a process called staircasing. The more you own, the less rent you pay. When you reach 100% ownership of shares, you will be an outright owner and pay no rent (though, if applicable, you will still pay a service charge).

Interim Staircasing

Buying a greater share of your home but not reaching 100%. Your rent will reduce in proportion to the share you own after completion.

Final Staircasing

Staircasing to 100% means you own the property outright. You will not have to pay rent to Flint Housing, but you will still pay a service charge if applicable.
